I will say, it could be worth considering a shot at an actual software solution built for DIY landlords (1 - 15 units) that helps you to automate your own rental process and can help to get a renter in there fast (ie. compared to other tools, one that helps you to actually build a single listing and syndicates it to 10+ major listing sites, allows you to schedule showings, provides you with super thorough tenant screening options, online digital leases which can be customized and help you by breaking out those fees, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).

When, if ever, almost any electrical device is used (It does take some training/set up of the software app.)It takes some time and effort to set up a landlord controlled Single Family or Multi-Family Wi-Fi system, but once properly set up, the system can thereafter save a landlord time and effort in multiple ways.

I did a demo and the software looked good.

@Wesley Hoover I think the Zestimate has taught us that no software can accurately calculate the current value of a property.

I've recently received texts and played around with a few of them and figured out that they were using some software to gather info. 

The disadvantage is that you’ll probably have to share equity in whatever you create unless you afford to pay a US software developer wage (approx. $85k annually)2) Hire individuals off freelance sites to develop parts of the app and learn to integrate the pieces yourself.

I’m looking at possibly purchasing software to help me manage it.
