I personally wouldn’t turn over anything that had the tenant’s private/personal info on it (i.e. social security number, DOB, etc) prior to closing.

With that money I was able to get a bachelors degree which led me to getting a master’s degree (which I paid for) in social work which led me to opening up a private therapy practice that produces a comfortable living.

They live off some money in a retirement account, the income from their 2 paid off rentals, and social security.

In my real estate journey, there have been a couple people who have educated me, just because I showed genuine interest in what they were doing and was willing to engage on their terms and not my own.

@Alejandro Hayden from your questions I can tell you’re new, which is fine but I recommend reading some books and listening to some podcasts before engaging any real private money lenders.
