Agency debt is mostly teaser stuff that very few people qualify for, so I'll not mention those rates in this post. 

I'm wondering about my best options, so I'm turning to this forum for some opinions. 

Which IRS Form do I need to generate and give to my investor friend so he can deduct the $3000 on his taxes and what IRS Form do I need to generate to report my $3000K income on my taxes?

@Nicholas L.An ideal situation for me would be to househack a triplex but I’m not finding anything like that at the moment so I figured I could at least start to build some equity and cashflow with the condos in the meantime.

I did mention the general neighborhood that has the word “Lake” in it so the AI must’ve picked that up.

I'm just laughing so hard right now - I needed that after crying about my real estate journey so far. 

Right now, we manage over 150+ units that are on the Section 8 program so we're very familiar with it.This investment strategy definitely has it's pros and cons.
