so basically just do as he did. file his notice and get his 3 day notice to him and after that 30 days the guy has to be gone or he can put all his stuff outside (basically a sleeping bag, some clothes and his tv. )

If you're concerned about the foundation, hire an engineer; if you're concerned about a roof you can't afford to replace, hire a roofer; - As @Will Barnard pointed out, ALWAYS get a termite inspection unless you're skilled at detecting termite damage (it can be tough).In the case of the OP, it sounds like they are planning to do a full remodel and they've already had a GC take a look to determine there are no big ticket concerns, like foundation issues (I would assume a GC should know as much about this as a general inspector).So, in this case, I wouldn't necessarily recommend a basic home inspection (unless it would help you sleep better at night, of course)...Just my $.02...
