I have contacted a real estate laywer (who seems to have a lot of experience) to talk about the business structure needed to setup in real estate investment.

I’ve looked into OOS markets and can’t seem to find those golden deals others talk about that are priced under $200K for a 4 unit and cash flowing $700/unit.

They seem to be reasonable and have good processes in place. 

The reinstatements seem to be a big cost driver.

Thanks KC and Joshua,Seller financing is interesting but seems complicated.Total loss on sales would materialize ~90K after transaction fees, value decrease etc.3,5k includes mortgage,tax, insurance, maintenance. 

People seem to have strong feelings on this topic both ways... 

It seems to me that I have an agreement with the seller even though the seller did not sign their offer.I want to protect my position and not allow the seller to go around me. 

Also, it just seems like a red flag to me.

Lots of people seem to use their garage to store stuff rather than park their car.
