Another option that i keep in my mind is to move to more affordable city like Salt Lake/Philadelphia etc and buy and hack MFH (multi family house) for beginning.

Expenses change month to months as the lawn service varys or the salt for the water is needed more/less.I would try to make the numbers work where you live there for free with all the other units covering expenses.
