My guess is this labor is not shown in R&M cost, which was just listed as a flat 5%.Plumbing is a mix of original galvanized and cast iron, and replacement plastic.

Hi Susie, from what you are saying, I'm not sure if this is an owner financing, or a subject-to existing financing situation. if it is owner financing, you need to find a reputable loan origination firm to help you and the seller write the note correctly.

Generally more experienced folks (often after being burned once or twice) know that it takes a bit more than pushing a button to get a mortgage, and will take a holistic approach that includes competence, responsiveness, rate/fees, local reputation (eg, with listing agents), knowledge, relationships, etc.
