If you do decide to do it, make sure to borrow enough funds for all repairs plus a good chunk extra, so you don't find yourself in the whole before the checks start regularly coming in.

Turn over costs are only high for landlords that do not do regular inspections/repairs and are poorly organised in regards to replacing tenants.Never make the mistake of holding a bad tenant out of fear of taking care of business.

Get a HELOC in second (you get a heloc for upto 95% LTV), and then use that Heloc amount to pay towards your first and then use the HELOC as a regular checking account.

The portfolio lender I have been working with counts 75% of my current rental income as regular income. 75% because the assumption is that it can't possibly be occupied 100% of the time, and there's maintenance and repairs etc..

Tenant agrees to notify Landlord in a timely manner of drain stoppages that they are unable to clear themselves.DRAIN CLEANING PRODUCTS.Tenant agrees not to use caustic drain cleaning chemicals in any of the drains or plumbing fixtures.Such products may cause damage to the plumbing system and may be hazardous to the environment and to people who may come into contact with such product.Tenant may be able to keep drains clean and clear with regular maintenance by pouring down the drain a quarter cup of baking soda followed by a half cup of vinegar.If there is a minor clog in the p-trap (the curved portion) of the pipe under the sink, Tenant may disconnect the pipe, clear the pipe manually, and reconnect the pipe to clear the clog or may call Landlord for assistance.
