I'm open to setting an exit plan at ~10 years instead of 15-20(buy the investor out, sell or convert to condos & sell), but anything less is throwing away a lot of excellent cash flow from my POV.Any suggestions would be appreciated.

The point you are missing is that they offer a transparent list of costs for their process and the bottomline for the seller from opendoor etc and do not offer the uneducated seller anything about the costs and bottomline they would received should they sell it traditionally.
