Not sure OOS turnkey in a market I know nothing about would be my choice if $20k represented a large part of my world.If I was sinking a ton of my available capital into a basket, I'd want it in a basket I knew well and I could keep an eye on.Anyway, I'm also considering exchanging some into a new OOS market.

In reality though I was talking with my bank that is funding this.. and we will do 2 starts every 2 weeks.. up to 12 specs.. then pre sales don't count.. that's how you move through these in a timely manner.. our capacity right now is about 30 houses in a year.. in this market.. in Charleston I can do about 7 to 10 and in Indy I have 5 or 6 for this year.. all on lots we own.. no chasing down the next beat up old house LOL .. now of course this is much harder to finance than flips every HML and their brother wants to do flip financing to get a bank like get or a HML which I get in markets that my banks don't serve you need STRONG balance sheet NO leveraged to the eye balls.
