I'm looking for general advice and discussion to supplement my own research. 

I can do cash out re-fi (most likely 70% LTV), to refi the HML.

I'm not interested in direct ownership, but think this is a RE sector that will do well in the next 5-10 years.

This has helped me immensely in keeping a pulse on what the community is discussing.

@Ashton SharpTake a look at an amortization calculator it will give you a better understanding of when you can expect to reach 20% equity, get the property appraised (will cost around 500) and re finance out of the FHA thus eliminating the PMI.

I'm considering switching the hub to something else but the thought of re-programming the 6 locks makes me want to gouge out my eyes.
