In California licensed electrical contractors can't even do work for another electrical contractor unless they have taken a class and paid for the state certification - it's a regulation pushed by the unions... they don't get any crazier than out here!

That will either push values up a little making your property worth more if you decide to sell, or if they are already a long term tenant that likes you home they could just buy from you and you can move on to the next one.

Current rents are on the low side of average for the area.The plan: There are some key issues I’d take care of right away such as adding doorknobs to the interior doors (they currently push a steak knife through the hole where the knob used to be), and some other mostly cosmetic issues (I hope- I’ll have a full inspection contingency in the offer).

I have a couple of duplexes with that problem in that one side is neat and the other side leaves food out, never washes dishes, etc.What I also like to do is get a big bag of (I forget what kind) poison powder that I ring the outside of the unit with like a moat.

Kind of messes up the books when double rent is shown for that month and none when it is applied the last month but it all comes out in the wash!
