I found this distressed house in an A- / B+ neighborhood.Whats the next step to taking action to purchase this?

Going under contract is leaving me in analysis paralysis because this is my first investment property and I am unfamiliar with the next steps.

Are there any attorneys in the Charlotte, NC area that can do this all in one step?

You would need to add a step to your podio workflow so that your VA knows to place the email in the follow up system.

I've only had one tenant not pay in 20 years and on that one I asked the PM if it was worth pursuing.

Alan Russell that’s normally not “problem solved” because under normal condition your estate doesn’t get “stepped up” for taxes on increased basis value when you do a title addition l, rather than a will which is the proper vehicle.In your case both are somewhat irrelevant as the spouse you get the house anyway unless superseded by the will.

i.e. are you opening walls to update electrical and plumbing, changing floor plan, etc.All the above will play into deciding the direction best pursued and whether to opt to replace the entire heating system (and with what) or to repair and retain components of the existing system.

Ill be stepping into a similar situation soon and I am torn.

I took a look at it a few months ago and should have pulled the trigger - shoulda coulda woulda.We're in step three of a four step real estate cycle, so if you can hold tight, there will be some opportunities.
