You never know what opportunity might present itself.

Your equity, based on it's opportunity value, is costing you $2 for every $1 it is presently buying in cash flow.

@Mike Jones If you submit an offer, the listing agent is required to present the offer to the seller.

Anyone who's packaged up said system in pretty presentation booklets and has tiered prices is also lying to you.

Being young, I would say I'm open to moving to most places however, if opportunities present themselves there.I'm excited to be joining the Bigger Pockets community and look forward to learning from and having the opportunity to connect with you all!

I would add that new builds in Vegas have been adding inventory to the market for several years now (as early as 2012 but in much higher volume 2014 to present).

If you buy a property with issues and need to sell, those issues are still going to be present when you go to sell it and another investor may want them addressed or use them as reasoning to lower their offer.
