I know a lot of agents will hunt for people out of state for single family homes and multi-family as well, but my model(or what I'm aiming for) is a little more involved and not quite just bird-dogging.The business model is really two-fold:What I'm aiming for is similar to your suggestion and being a bit more of a 'one stop shop' without being an actual property manager - boots on the ground being that I can help with acquisitions or market for off-market opportunities, but also do things like tour subject properties and neighboring comparable properties, get comps, give capex reports and preliminary due diligence.

@Svend WhiteOK, so what you're planning on doing here is abandoning your family in your home while you head off to this place to live in a basement and supposedly sponge bathe and eat out of a nonexistent kitchen, but with maybe a dorm fridge, a little electric burner, maybe a microwave, maybe a toaster oven, effecting a separation with your wife and child, all so that you can legally say that you're living in this place for a year and qualify for a low down payment.All these mortgage records are public and permanent, and the IRS can get their hands on them with great ease during any sort of mortgage fraud investigation.If I were an IRS agent investigating you 10 years down the line (federal statute of limitation for mortgage fraud) and I saw this paper trail, I would only think one thing -- this dude was just getting his mail at the property.

Initially an auction.com contract mentioned there being a preliminary title insurance in the contract (fyi, I still have a couple of days to sign the initial contract because of the labor day weekend delay), but I don't think there is a preliminary title insurance in the contract.
