Buy at least 14 more units either in houses or apartment complexes. that might pay all your bills.

You can't evict a tenant for not paying a water bill that was billed to you...I agree, the fixed costs are high and killing any profit.

Much better to be more involved and do your own bookings (and pay your own bills).

Of course we jump from job to job . when the drywall crew shows up , I am not going to stand there with 3 guys and watch them hang drywall . ( I will but I will be billing ) No we go and demo another job .  

Paid off both the rental and the primary residence so now am sitting on a decent amount of equity and would like to start taking investing quite a bit more seriously and buy for cash flow so I can eventually get out of my job and let the properties pay my bills
