The cost of closing shoulld reflect the document preperation required, they shouldn't be tagging you with a full closing cost as if they were filing title and liens as they may be for the end buyer.Get with the closing agent and work it out line by line, many of the costs may be passed on to your buyers or sellers limiting your expenses.

Your lot value would decrease, and you wouldn't be able to use similar Duplex lots as comps.Also, an appraiser may believe that a property will increase an "estimated 10%", but that also won't reflect in the appraisal.

Might be true and If the property is empty a swag on rent is more possible but with tenants in place it's harder to believe that those rents don't really reflect reality for the property as is.
