I'm closing on a 4-plex in Dallas and just got a sticker shock for the homeowners insurance.

A 15-year is a pleasant surprise; I want a min of 2-3 years.  

@Steve Emling Having 2, 3 and 4 bedroom units, if I have to restart knowing what I know now, I will stay with 3BR/2BA SFH Or 2BR/2BA duplexes. 4 bedroom SFH is hard to rent because rent is higher but utilities are high too so tenants get shocked when their bills show up.

Haven't run COC but treasuries are around 4% so thats the "no-risk" hurdle you have to clear for COC.You are right in the middle of interest rate shock and investors in multi's seeing how high rates will go and how low prices will fall, and you are heading into the holidays so you are not exactly maximizing exposure.

If you go mutliple years without raising rates,  the tenant will become complacent and be shocked by your sudden attempt to get back to market rates. 

Tax and Title Service will probably not endear or charm you with their pleasant demeanor.
