We could have picked up nice properties for 30-40 cents on the dollar, but we were so concerned with the 6.8 percent interest rate, and we were doing the Dave Ramsey debt snowball nonsense... sigh. 

Property picked up with 100% owner financing and very little work done so I am out of pocket maybe $5k total (closing costs plus the minor repairs) OPTION A.) 

Should I pick up one of these properties if the numbers make sense now or just wait to see if the market will go down in the next 1-3 years?

As an investor that is scaling do you really want to be making trips to HD and Lowes to pick up stuff when you could be finding your next great deal?  

Do you have any insights or processes for how you pick a city?

@Christopher Brown things to offer would be... leads, training, experience, admin(our admin can make offers, check emails, handles paperwork, handles CRM, shows up at inspections, schedules listing photos, drops and picks up sings, etc), support, help with showings, marketing help, a game plan for an agent to get deals, scripts, etc.

They picked a bid ending date of 7/5, a national holiday, which was preceded by an intense weeklong heatwave.

Don't know whether my own best advice is to pick a topic and stick to it or master as much as I can.

I believe it will be pretty bad for a while as the trades here are all slammed and can pick and choose the jobs they take.

I'd start by picking a market and then looking for recommendations/referrals on here.
