Doing this from memory, but I seem to recall we called our non refundable fee a pet charge instead of a deposit.My understanding is anything you keep must be itemized and the remainder returned within 30 days or else the tenant can collect treble damages.In addition, you have to be careful of defining normal wear and tear vs damage.

For example, we make it known in our advertising that do complete background checks, require a specific amount of verifiable income, do not accept pets, and do not allow smoking anywhere on the property (inside or outside).

in some states its required that they be NMLS registered and state licensed. there are 12 states that require this on any loan for any purpose on a 1 to 4 unit. 5 and more no license required.Private money Is when your having your teeth cleaned and you mention to your dentist you have this great RE deal.. and he mentions he has 300k sitting in his Solo 401k or Sidra making 1% and would be happy to partner or lend to you..
