Doing this from memory, but I seem to recall we called our non refundable fee a pet charge instead of a deposit.My understanding is anything you keep must be itemized and the remainder returned within 30 days or else the tenant can collect treble damages.In addition, you have to be careful of defining normal wear and tear vs damage.

I'm very clear on my website as to what my qualifications are, so that weeds out many applicants once they see the background/credit check and pet requirements.

@Ali Hashemi I wouldn't be able to do that, I'm married and we have 3 pets.

@Bridget Clark, A lot is personal preference so I won't jump on anybody's pet plan here. 

Some of them have terms that I do not agree with - such as keeping 100% of pet fees and late fees.
