If nothing is mentioned about it then I don't get them personally.

@Ahmad Aram It can be harder to purchase homes using an LLC as opposed to your personal name.

IRS liens follow the person so they might be willing to negotiate.

Thus whatever deal the person is marketing better have some strong financials and considerable equity of their own in the deal.This is just the reality of todays market place

More specific: how do you personally keep records? 

I was told several times I was approved , it was in underwriting  or they need a SOW to reflect etc... the a couple of call got ignored  and then I received a email requesting a new appraisal  for another 1000 dollars.

I also know that in many cases the llc will protect my personal assets and I fully believe this is either analysis paralysis or just fear of failure.

It sounds like the title will be transferred to a land trust, and my LLC or I personally will be the land trust beneficiary.
