So the pros and cons of each option as I understand it:1031 DST: Pro: start the investment with a bigger chunk of money because I didn't have to pay taxes on it.

We have not run TransUnion SmartMove yet for her, as she would have to pay to run it and we look at everything we can first to see if we know they will be rejected before having them pay for the screening.
