I wanted to get your perspectives about my criteria's I am currently using trying to rent out a 3 bed row home in a "C" (blue collared) neighborhood.

Mine said the tenant was responsible for repairs up to $500, I covered major repairs like A/C units and blue poly busting in the front yard, but they handled most of it.

I am currently an Exercise Specialist in the Fitness Center at Blue Cross Blue Shield of Tennessee.

Everyone will tell you that appreciation is important but in the beginning stages, you can't afford to have a massive overhead cost come out of the blue and ruin your entire plan.***6) Repeat, Scale, and Teach others!

My bottom line is: I would rather predict for higher expenses and get a pleasant surprise rather than plan on blue sky results and be unhappy with the results.
