Hey Guys, I'm practicing doing comps on my own property right now, but I noticed there is only one comparable property (3 bed, 2 bath duplex) near mine.

I noticed that realtor.com breaks down stats and searches by city, zip code, and neighborhood.

In my city if you file for rezoning, they will post a notice on the property a couple weeks before the meeting.

If a bit deeper you can generally cut it out and then stand the edges so not so noticeable.  

I've also noticed that these type of tenants tend to not care as much about the homes and they never get cleaned so they eventually just look disgusting.
