I think the biggest factor would be that for $300K you can't buy anything in LA (unless thats your downpayment... maybe) but for $300K in Bakersfield you can cash out a nice single family in a nice neighborhood with some of the top schools in the area, and people are starting to realize that.

I suspect it's in the neighborhood of 20% that hold reserves and even fewer that hold the proper amount.

I’m a police officer out here as well so I see a lot of things first hand- there are some neighborhoods in Brooklyn (SI too) that are riddled with so much crime, drugs and violence that I wouldn’t take a house in even if it was free.
