How would that work for the following issue:Purchase Price $1,450,000Rehab work need $250,000Rent currently $550 per unitNew Rent after rehab $850 per unitCompetitors Buildings built I the last 36 monthsMy potential purchase building built 1965 21 --> 2BR/1BA unitsThe more modern properties in the area, that don't have as great of a location, are getting rent rates of over $1000 per month in some cases.Let say terms 21 yearsWhat would the Income Approach ?

I came up with the same solution as Chris.Better to be a good neighbor and increase the value of your property than take the "divide and conquer" route that HOAs and other "complain to the authorities" advocates encourage.

I also agree that BK is not a one-size-fits-all solution and that attorneys who only use BK to "stop" foreclosure are doing a disservice to their clients.

The dry wall had been cut out before so that is not wet.Now it has been a full week that the basement is covered in water because the bank is taking forever to come to a solution to this.We offered to still purchase it with a $6K credit.
