Luckily soon after uncovering my problem, I seemingly found my solution, 203K loans (thanks federal government!). 

The cheapest solution would be to have the father grant a deeded easement while he still owns the property. 

Or is there a better solution out there?

Darlena you are right who does not like snowman LOL  We actually thought about it and discussed it with our PM who was going to ultimately be handling this and came up with what i think is a pretty simple solution.

Wouldn't a sheriff be the solution as opposed to eviction proceedings?
