The borrower filing BK may not be a bad thing for you and will at the least provide you with a possible solution to recovering some monies.

That is a great solution to what I feel is a pretty common problem.

I've cleaned the ceramic tile floors twice - once with bleach and once with vinegar solution, but the smell is still there.

I think you already answered your own question but she didn't like her answer and wants a magical solution "She cannot afford to keep up with these fees and is debating just stopping paying her fees and mortgage altogether and forcing a foreclosure." 

It shows that even though many tech solutions for real estate currently exist there's always room for new innovation.  

Find a problem, then offer a solution to the problem...if you need them to carry paper and they need all cash, it is not a win win, and move on to the next deal.
