There isn't a strong conflict with most activities.There will be more disclosures, and you'll be held to a new standard. 

Given the work requires heavy lifting, metal work, welding, etc.   

Did that for the 12 years I actually held a JOB then went REI full time.

It has held up through a number of tenants (& no pets) since 2010 & does cleanup nice with a Bissell carpet cleaner.

Also you never know when your project will get held up by permits, utilities or something else.
