IMHO, stop feeding the entitlement mentality.

You need to understand the mentality of tenants.

However, I am also of the mentality of doing what I say and saying what I do.

@Susan Maneck  yup I am talking about Jackson both sojac and nor east jac.. sad the way some folks treat these animals.. its no wonder pits get visicious its the thug mentality I guess

And if you have an empty unit and you say no to a current tenant who wants it - and they decide they'd rather move if you say no - now you have two units to find new, unknown tenants for.I will never understand the  mentality of losing great tenants because you won't let them transfer in-house.  

Try to come up with a mental image of a successful top level management person, and then emulate that person when you do business with your tenants and anyone you hire.  

Understanding the mentality of others can be challenging indeed! 

But, this is first and foremost a business relationship of necessity, and a bit of a survival-of-the-fittest mentality.  

When you own hundreds of units, there will be a chance you will get a tenant with a mental problem.

Is this a fair mentality to have when assessing whether to purchase a property in a college town?
