Nothing beats determination and drive, some degree of losing $ is part of the overall success sometimes, and your mental toughness will be even stronger.Great post!!!!!!!

Many of us market to the same lists - absentee out-of-state, etc. and I think sometimes we have a herd mentality.

I believe it comes down to the "give" mentality and you'll be given back 10x.

My end game is to have little to no debt so that the amount of money I need to reach financial/ mental freedom is less.

So i didnt care about how long it took....Now its the other way around...Im growing in my business and more importantly  im growing mentally...

This can fall under "Capacity To Contract" that is not just limited to age or mental state, it also goes to ones ability to perform the promises made, their intent to perform as stated in the contract. 

Same mentality.   

Keep saving, even when that money burns a hole in your mental pockets and it seems like it's all for nothing. $11K is a great start, and might or might not be enough for a solid beginning in RE investment. 

I'm adopting the mentality that a long-term-tenant, is better than looking for tenants very 6-8 months. 

This doesn't have to be going all in financially, but at least mentally.
