If you decided to keep him, be sure you re-qualify him. 

Things to consider are self management, travel distance, property taxes, insurance, resource availability. 

Only real challenge was deciding which exit strategy he wanted to take.

As a property manager, I would wait until 7/1 to start the eviction process so you can check to see if they have vacated prior to spending the time and money to file an eviction.

The point is to ask for an amount that will keep your buyer from flaking and deciding not to close.
