Since we have two housing authorities in Bham and neither is particularly light on its feet, investors can lose a lot to wasted time for inspections, revoked or reduced vouchers etc.

This business does NOT come easy, there is a lot of psychology behind it and your state of mind will have a lot to do with your success.Read as much as you can about the strategy you choose here on Biggerpockets and make sure to ask questions, we are always happy to help!  

Read and educate yourself, there is a lot to learn on this forum.  

The 4k I save could go in to those systems; but saving to produce a subpar product is not something I am willing to do; you've got a good point the more seasoning I have the better deal I can negotiate on both ends.

Tasheba,welcome to the BP community, i would start by going to the Education section at the top and learning as much as you can from the blogs and webinars, there is a lot to read and watch. by reading the posts here at the forum will also give you a lot of information from different investors here, i wish you luck in your new passion

They are gaming the system legally to negate all my efforts.BTW previous landlord has a respectable govt. job which pays well.

I would also love it if anyone could refer an experienced team that could install hvac (preferrably heating AND cooling) once the old system is out. :)We finally settled on the deal, to be closed on the 10th. 

I love my job and it provides me with the freedom I look for as well as good earning potential.I'm here as a referral from a local investor and my goal is to be completely independent from the employment system.

Ex:  An inspector missed that the place has a bad electrical system, I buy the house and now need to fix it.
