Your not going to pay more per square foot any where else except for a few choice locations. 

Also I would like to take a look at the footing as well.

@Steven Hamilton II - let me see if I understand this correctly - determine the price per sq foot of vacant land in the area, then multiply that by the sq feet of land that the condo sits on?

The amounts are entirely justified, but I would just like to discuss to put my best foot forward and ensure a favorable outcome.

I've built from $60-$140 per square foot in Texas.  

It just takes the right insight to see.That’s the beauty of learning to explore your business problems and opportunities from a non-linear, 360˚, 3-dimensional mindset. 

The flippers I've met and spoken to have told me a "paint and carpet" flip starts at around $6 a square foot for C properties (Maryvale and such) and goes up from there, depending on what it entails.  

Factoring in a rehab cost sight unseen of $20, $25, or $30 a square foot eliminates the margin pretty quickly.

Raising a building with 3 stories is not something you estimate on a per square foot.
