Good afternoon all BP users,My wife and I are in the process of renovating our rental property in Lake Wylie, SC with intentions to sell to the general public.

He has been late on rent multiple times, but would pay us with late fee. 4.

Building and development is still happening on a large scale but what does all of this mean this late into the cycle for the smaller real estate investor?

We are in our late 30's with two small children and want to maximize monthly income so we can work less and spend more time with our kids. 

Even though she chronically pays late, is dirty, is destroying the property and disturbs the neighborhood, the attorneys said that there wasn't much I could do, unless I really wanted to fight her and try to evict.

I'm being a little outrageous, but I would've stopped listening after she said "the rent will be late because..."  

@Soda P. you are correct, it has been a lot tougher to find feasible flip properties lately. 

It's been a while since I've posted (my last post was in late 2018 after I completed the last 3 house flip projects for a RE Investor who was rehabbing and flipping homes from 2015-2018).

I don't contemplate why I sleep late or use every vacant hour I have to do real estate.

There are foreclosure fees, title fees, appraisal/inspection fees, late fees, publishing fees, etc.
