I don't want to be a negative Nelly but unless you have an extraordinary relationship with your local bank you're most likely going to have a difficult time getting this financed under your terms.

Added to that is the coaching sessions, continuous daily group interactive webinars and on different topics.

Once you get a better grasp on the interaction passive activities under IRC Sec 469, you'll probably find out it doesn't..at least, at the federal level.

They are doing it, and while I may think they have lost a little, I've gained so much more, by interacting with others and listening to the Podcasts.You can make money in real estate. 

They never expire, so there's no extraordinary pressure to sell.

For more interactive investments or a portfolio with many static investments, this will be much more efficient.
