If the appraiser identifies anything in the property that would require work to be done to bring the property to 'move-in ready' condition, they will call that out in the report, and those items will need to be addressed prior to closing.

Just like the road to becoming a physician, this ain't a get rich quick scheme, but I know it works if you pay attention to the numbers, do your due diligence, and continuously invest in yourself and your business.

I have self managed successfully with some bumps in the road, which we all have and used other property mgmt. companies that were not any good. 

Assuming you have the funds set aside to do a tenant turn (if need be) and or holding costs/eviction costs if you need to go down that road you should simply send a notice (letter) that says what the rent is, when and include a copy of a month to month lease. 

The key is identifying if REI is what you want to do.

Are there any park amenities that need ongoing service (pool, laundry, etc)Is there any deferred maintenance (roads, landscaping, pads, pedestals, etc)How are they managing the park currently (3rd party management company, self managed?)

Identify the problem, solve it, then identify and implement processes and systems so you don't get "surprised" in this or similar situations again.
