Dear all, I am looking to understand how much the rental market has saturated (increased supply) in Kernersville, Jamestown, Greensboro near airport, High Point. 

Premium RE, high COC return like a luxury STR or small balance multi family could be a good partial anchor. 

If you're planning to invest less than $400-500k USD, the properties you could find within that budget will not stand out in the market, and you'll face high competition in the STR (Short-Term Rental) market.

My first rental tentent (none section 8) from the start never paid their rent ontime...and after 4 months I ended up getting them evicted.

Assuming you have a lender who fits what you need, and the end of this call you should know whether your deal is financeable through them, pending of course appraisal or whatever else is outside of your control.  

High rise housing doesn't work either unless you want that war zone again.
