Although these two cabins that I mentioned are small, they are high end cabins with indoor heated pools that bring in excellent rents.

If the air conditioning stops working because the filter looks like it has grown a beard (and your lease states the tenant is responsible for periodically replacing the filters you have provided) the tenants becomes responsible for the cost of getting the HVAC tech out to figure this out.It is likely going to be your responsibility to make the appointment with professionals who can determine the SOURCE of the repair (would you really want a tenant to start taking apart your heating and air system?)
