Heat pumps that allow for AC yada yada If the electric is already separated would an improvement lower the tenants costs and therefore allow you a better rent.Low flow toilets, shower heads etc.

I never had any electric heater before. i am worried the electric bill will be too high compare to gas heater and that will make the people not willing to rent it especially we are living in IL and we need the heat constantly more than half of the year if not more.
