@TJ Spence I'm in Pittsburgh and starting to take the steps toward real estate investing in the second half of my life (expecting to live to 100 (finger crossed)).

I house hacked and live in one half and rent the other.

The plan is to finish my bachelors degree (should take about 1 and a half to 2 years) and get a job as an entry level software engineer.

This was about a year and a half ago.

We interviewed probably half a dozen CPA's before picking one and was surprised at how few could actually answer any of the questions that we had about depreciation and which costs can be deducted on our rental properties and house flips. 

I also question the data used: I have been actively aware of online rentals in my area for the last year and a half.

I currently live in Brooklyn and I was originally planning on using the FHA loan to get a duplex, live in it for a year while renting out the other half, and then moving out and renting both halves.
