All of Cobb and most of Gwinnett is gold right now if you buy right, and I have made money in south Atlanta in places like Jonesboro and Hampton.Citywise, I stay out of East Point, College Park, Riverdale, Decatur (unless it's near ATL), and I avoid warzones like Pittsburgh.

The properties are there you need to change your food chain. 

Flipping is tough now, especially for new investors because of the supply chain and costs associated and the high prices to get in on a rehab property.

It is a gold mine here.
