mitchell,i have not. i am self employed and no w2 income makes thing very hard, from the borrowing aspect. i was hoping to deal with some institution that is local or at least regional and knows the area and how to lend in the area. i tried about a year ago with wells fargo and they would not do the loan at 50% ltv because hoa did not have audited financial statements. the only reason. so i would like to spear myself 6 month of frustration and deal with someone else. any advise???????????

They both might be a bit frustrated with you if they know you made 20k for not much work.

I can understand their frustration, and I do work to really help others.

You have to be willing to put in a lot of leg work, time, and frustration if you have no money or even if you do have the capital.

Because my frustrations are running so high I am thinking of going directly to the seller.

Just a recap on final outcome: As soon as, I sent my Seller (Tenant) the contract for 48 hours temp lease ($50/day) and rest with ($100/day), the seller/realtor responded first with little frustration for not allowing seller for 2 days to move out without charge (Their initial request was for $0/48 hours) and later clarified that seller(tenant) will plan on having everything on that truck same day of closing.So, bottom line is: The seller were really interested for FREE 48 hours.
