You have to decide your business model and how hands on you’re willing to be.That being said, from a pure numbers perspective the key metrics I look at are cap rate and cash- on- cash return.

We originally thought we either couldn't swing that up front purchase price, or that the stress of having so much invested would be bad, but after running all the numbers on the major fixers, they're either simply not worth saving from a flip perspective, or we'd have just as much or more cash involved anyways, with lots more risk.

From a brokerage perspective, each property may require a separate management account, and some states require additional trust accounts based on how many management accounts a broker has.

Something Goolge takes seriously.Needs to be fast.And it needs to be authoritative.If you look at it that way, then no it doesnt matter who it is as long as it is used correctly.Looking at it from an other perspective, choosing investor Carrot for example, you can rest assured, they are fast, reputable, and mobile optimized.Getting a wix site.. or a wordpress site.... you just are not a very serious player.

From my perspective, if you are getting a property at a price of 17K that has a ARV of 79K, there must be a lot of work needed (and possibly other factors that make the property non-desirable at the moment).Although you can make a lot of money via fix and flip through problem-solving, I think you will need to disclose more information about the property (address, info on rehab cost, how are you are getting this ARV, etc) before you can get a good answer to your question.I would suggest connecting with a local realtor there for more help, or seek out someone on BP who is active from the area (even a property manager could help) to assist you with sorting this out.I have some experience with fix and flips in my past, and they are absolutely nothing to play with for the beginner unless you have a lot of cash set aside for the unexpected (and there will be unexpected costs) or some experience in a trade where you can offset cash for your labor.Good luck and happy hunting!

., you see so many hundreds of thousands of realtors offering massive rebates to consumers.From a Realtor's perspective, on a 500k purchase of a listed property:would a realtor rather get ahead of this rebate wave and loan back $10,000 of the commission at a very low rate to the buyer Post Closing and ultimately keep the entire 3 Points?
