If you're confident in that ARV and the property doesn't need any repairs, I think it's solid.

I believe most people want to hire a coach because they lack the self confidence to do this. 

Honestly taking a lower commission a few times to get a few listings under your belt and giving you confidence might be the way to go.Also if you take 5% I would still split it 50/50.

I hesitate to call off the contract mainly because the property manager I've been talking to is very confident on this rental and you also had success in that neighborhood.

hi edgar. i have never bought from the court house steps here in buffalo, but i sure am interested in checking it out. i have been doing flipping properties for quite a few years and would like to add this method to my resume. i have been in the court house and checked out the upcoming places on the board they have there, but have never attended the auction. i am a home inspector here in the western ny area, so i feel pretty confident that i could buy there with great confidence as to what i would be buying. always looking for another contact here on BP as well. 

The more you read, and the more you learn and converse, the more confident you will become.
