In my experience when it gets this far usually the tenant is long gone and leaves a dirty mattress and couch behind along with a refrigerator full of old food.

I would encourage you to take advantage of your VA to purchase a 4-Plex. 1-4 unit (same tax parcel) properties are considered residential for the most part in the financial world and will allow you to purchase with a VA.

Also really investigating the properties by parcel number and legal description, seeing as the county will not guarantee accuracy of information provided.

I've had the title company pull records from their data base of vacant lots, but it includes every vacant parcel of land, including medians in the street!

Are you saying once the "take them all" bid is entered, there is no more individual parcel bidding?

Owner would be willing to parcel the land to the house and 5 acres so it would qualify for Cherokee tribal loans(like a VA loan for tribal members), and sell the other 3 acres separately.

If not, my concern is we are going to be small groups of people simply meeting in the same room for drinks and food.
