No investment is every truly guaranteed, and many people make lots of money doing REI both ways, so just consider what your goals are for your time right now.Regarding my 'run the numbers' comment, yes I meant you'd need to consider the scale of the rehab a given prop would require, how long it would take, the average time to lease in your area, etc.

At first I was sure it just meant 'no can do' but the more I read it and think about it, since you will technically be a hosted situation where you would be there to make sure the renters do not run amok in the building they may allow it.  

I don't the lender meant harm, I really think she thought she could do it (of course I've been on the wrong side of that before, too!!)

I guess what I meant was, if my girlfriend could ask one of her relatives for the down payment money, to deposit into her bank account, so she could gift it to me, the bank I am going through would notice that she somehow got this money deposited into her bank account.

just to clarify on studios -- a studio is meant for one person, another phrase is an efficiency apartment -- https://en.wikipedia.org/wiki/Studio_apartmentmultifamily would not be the same -- https://en.wikipedia.org/wiki/Multi-family_residen...im not sure if studios having different meaning in different states
