I’ve been reading the bigger pockets beginner book and I think I might’ve found my strategy’s to get my foot in the water with house hacking, lending money, and whole sailing (I think).

The last one was an unreported water leak (2nd one in the last year) that caused major mold and watery damage to all my kitchen cabinets.

The HOA fees are $500 a month and cover all outside extremities, water, sewer, and trash.

I thought of putting a faux flagstone topper but I was told that will raise it up to high and since connected to building may cause water damage.

Is there water & sewer or will you need well & septic?

They’re a pretty bad deal for your own home, but you’d be the one without ac or hot water for a couple days and it would be your choice.

I’m just starting my real estate journey and I have this burning question that I can’t figure out.How do you know or decide whether you or the tenant will pay the utilities (water/sewage, electricity, gas, garbage)?

After that the closing costs will include origination charge, taxes, Appraisal, Credit Check, Flood cert, Insurance, Mortgage insurance if your LTV is higher than 80%, Title charges.

Or the water used to irrigate the field was stolen from the neighbors and this property has no water rights.

Our cash reserves can cover the extra expenses of putting in power and water lines(I own an excavator) and crushed concrete for the driveway amendment.
