You should go physically inspect all of the big ticket items associated with the house (roof, water heater, a/c, etc).  7.5% is well and good for spreadsheet exercises but if the roof needs to be replaced yesterday, that's immediate capex that you're going to get hit with that you should add to the outlay cost.

., If the returns you'd get from annuities are acceptable there are ways to get that and a bit more while still avoiding the cap gains from your sales.  1031 exchanges would obviously be the ticket to avoid capital gains.

But if I parked on the street and found my car had been towed and a valet ran interference with multiple agencies, negotiated a fair unlock fee with the towing company, ensured nobody had put a lien on the ticket, and then was there to help you jump start the car, I'd probably pay the valet more than a tip.

Be sure to bleach the concrete a few times before replacing the flooring.Look at the "bones" of the house, or the big ticket items, roofing, plumbing, electrical, hvac...these normally should be handled by licensed pros which means costly, but done incorrectly and it could cost a lot more.
