When your on the subject property you're considering, go into the map function and click "Nearby Homes For Sale",  go to filters and adjust for the following: sold, SFR, sold within past 3-6 months (3 is better), and adjust your square footage limits around 20% below and above the subject properties.

I'm intrigued by the potential that is out there but am having a challenge in filtering through the hype that comes with every "system" or "guru" out there.

She provided me with her criteria and I set her up to receive emails; however I filter through the listings myself and correspond my thoughts and she does the same and if she sees anything on MLS that I may have missed she shoots me an email so that I can check it out for her.

Just curious, how did she get pass your rennet filter?

That's for management (repairs, check cashing, calls to tenants, changing filters, talking to vendors). 

Any suggestions on how I am calculating/filtering properties are welcome!
