I feel your struggle to find someone to trust from over state.

Want to leverage sweat equity for future automation (i.e flip and rent, short term business, etc.)Considering the current market, I feel like there will be opportunities arising in the next 6 months in the area.

It’s always a good idea to visit the areas, connect with local real estate experts, and really get a feel for the market dynamics.

I'm looking for a way to free up my time and invest to give my family a better life.

It may feel uncomfortable at first, you may have to find what works for you, but if you want to consistently find potential deals without immense competition it's likely where you should start.
