The pool of potential buyers is small relative to the sweet spot in the market (bread and butter homes that the average worker in the area can afford).Similar to buying property at the top end of the market.

I did however also include a guesstimate HUD statement (with Prelimary largely written on the top), enough to show some of the various numbers and of course mainly to show the seller netting ZERO.

I later found that Bigger Pockets had a list for the top 20 blogs and the blogs I was checking out were winners.http://www.biggerpockets.com/renewsblog/2010/06/28/the-top-20-real-estate-investing-blogs/Some of the blogs go really in depth with the process of buying property, number crunching, reading the market and the whole nine.

As I had a net gain of about $250K in the CA property I saved myself $50K (fed rate was 20% then) plus about $22K (top CA rate).

Sometimes you have to wait on them for a long time (hence the deal above) but its sure worth it in the end.Take it from a former asset manager, with your system of staying on top of prices and timeframes, and making strong offers when the price is right, you're really on to something (as evidenced by your 9 REOs and growing).Congratulations my friend and thanks for sharing this valuable and inspiring story.

I realize that it is a multi-billion dollar industry and that like anything it seems like 90% of the business is going to the top 10% in the industry, but that still leaves a considerable amount of money left to the other 90% in the industry.
